A high-performance silicone coating restored roof integrity for a major data center in Mexico - protecting critical infrastructure.

Serving these clients depends on the reliability of its infrastructure, and this means keeping its data centers online!
At their Tultitlan facility in Mexico, maintaining reliability meant addressing a critical failure in the building’s first line of defense: the roof.

The data center’s existing single-ply PVC waterproofing system, though only six years old, had begun to fail prematurely due to constant UV radiation exposure from the hot, sunny climate. The situation was compounded by a severe hailstorm, which damaged the roof membrane.
This damage presented a dual threat. First, the breaches in the roof membrane created an immediate risk of water ingress, which is a catastrophic event for any data center housing sensitive electronic equipment. Second, the UV radiation and hail damage had affected the roof's thermal performance.
In this subtropical facility, where precise temperature control is critical for server stability, energy efficiency and cooling costs, the loss of thermal regulation was a critical issue.
The project team required a solution that could make the 170,000 sq. ft. roof watertight and provide ongoing protection from water ingress, while simultaneously restoring its thermal properties to support the data center’s climate control systems.
Crucially, this work needed to be completed with virtually no downtime. In the data center industry, downtime is the single biggest threat and cost, and any solution that needed invasive tear-offs or prolonged exposure of the substrate would be hugely disruptive and costly.

To meet these rigorous demands, the project team selected Enduris 3525 silicone roof coating. The application was managed by AA "Roof Works," utilizing thermographic studies assisted by Victor Yakin to precisely identify compromised areas and ensure comprehensive coverage.
Enduris 3525 coating was chosen for its quick application, and ability to create a seamless, durable barrier that provides proven, long term protection against water ingress. Beyond waterproofing, the white silicone coating was applied to restore the roof's thermal performance. By repairing the hail-damaged surface and providing a white finish, the coating was able to bring the roof's temperature control capabilities back to their optimal state. This was essential for maintaining the strict internal temperatures required by the servers, and keeping cooling costs down.
The project involved the application of approximately 630 pails (16 tons) of Enduris coating over the vast roof surface.
The result was a fully restored building envelope achieved with speed and efficiency. The application provided a lasting solution that addressed both the water ingress and the thermal inefficiencies caused by the hail damage. By choosing a restoration strategy over a replacement roof, KIO Networks effectively managed the risk to their clients' data, ensuring that the facility remained watertight and thermally controlled without the disruption caused by a major construction project.
