When the roof of Polybel School in Beloeil, Quebec, Canada, began to show signs of disrepair, they needed to act quickly to prevent further damage from occurring.

However – the existing roof system had been repaired extensively before, the owner didn’t want to replace the entire roof membrane, as there was still life left in it.

Both the owner and the architect overseeing the repair were looking for a long-lasting, low-cost solution which would offer protection to the integrity of the school’s structure, now and into the future.

The Goal – Why Replace When You Can Restore?

The temperature fluctuations of Beloeil across winter and summer meant that this project required a durable solution that could help provide resistance to UV damage, wind, rain and snow.

The goal was to provide an effective, long-term solution that would extend the life of the existing roof and avoid expensive and time-consuming replacements.

To achieve this, the architect initially specified an aliphatic polyurethane roof coating. However, when presented with the alternative of a silicone roof coating, he decided to also allow the silicone alternative and specified the Enduris™ Roof Coating system. The sub-contractor chose the Enduris coating because of its one-coat application, the absence of mixing, the limited requirements for reinforcing, and Enduris’ track record.

Restoring and Protecting with Enduris Sealants and Coatings

Enduris Liquid Flashing was used to repair cracks, seams, perimeters, and penetrations around the school roof.

The contractors also applied a layer of Enduris Asphalt Bleed Blocker to the roof. When applied as a base coat to asphaltic substrates and surfaces, Enduris Asphalt Bleed Blocker seals out oils that can discolor the finish coat. It is an excellent basecoat for Enduris 3500 silicone roof coating.

These products were offered as a solution for this project, as they effectively targeted and repaired weaknesses in the current roofing system, while getting the old bitumen roof ready for a coat of Enduris 3500 coating.

Support from Start to Finish

A single coat of Enduris 3500 was applied over the aged and damaged modified bitumen membrane, forming a complete, waterproof seal on the old substrate. Although there were no leaks, the cap sheet had lost a significant quantity of granules which - without intervention - would have deteriorated over time.

The Enduris coating helped to provide an additional layer of protection against water leaks, mold, mildew, wood rot and metal rust.

Following the easy and efficient application of the selected Enduris products, our team and local affiliates were also on hand to provide technical support well beyond the initial installation.

This included on-site visits and a final inspection by a third-party inspection firm, in which film thicknesses and all details were verified. As the project was completed by an Approved Applicator – the entire project was eligible for our industry leading 20-year Labor and Material Warranty.

The Results

The restoration project took three months and was completed in September 2021. Since its completion, the feedback has been extremely positive. The quality of the products used was acknowledged by Malcolm Lockhart from Groupe Fransyl, who said:

“The Fransyl Group chose the Enduris line of roof coatings for the quality of the product, the rigor and scope of the guarantee and above all a long history of success in the field of roof coatings.”

The project’s success is reflected not only in the finished roof, but also in the architect’s attitude following completion. The architect now has plans to use the Enduris coatings for future roof maintenance projects – and noted the quality of service we provided throughout the project, commenting:
